These SMS Terms govern the text message program operated by Colorado Land Caretakers ("we," "us," "our"). By providing your mobile number and signing our service agreement, you agree to these terms.

Program description

Colorado Land Caretakers sends SMS messages to active clients who have signed a written service agreement. Messages relate to the caretaking of the client's property and include:

How you opt in

You opt in by signing our written service agreement, which contains the following consent language:

"By signing this agreement, Client consents to receive text messages from Colorado Land Caretakers at the mobile number provided, including inspection reports, property alerts, and appointment scheduling. Message frequency varies. Message and data rates may apply. Client may opt out at any time by replying STOP. Reply HELP for assistance. Consent to receive text messages is not a condition of receiving services."

Sample messages

Colorado Land Caretakers: Inspection complete at [property]. All clear. Reply STOP to opt out, HELP for help.
Colorado Land Caretakers ALERT: Activity detected at [property] on [date/time]. Contacting authorities per your plan. Reply STOP to opt out.
Colorado Land Caretakers: Your next scheduled visit is [date] at [time]. Reply Y to confirm, N to reschedule. STOP to opt out.

Message frequency

Message frequency varies based on your service plan and property activity.

Cost

Message and data rates may apply. Colorado Land Caretakers does not charge for the SMS messages themselves, but your mobile carrier may charge you for sending and receiving messages according to your plan.

How to opt out

You can opt out at any time by replying STOP (or END, QUIT, CANCEL, UNSUBSCRIBE) to any message we send you. After you opt out, you will receive one final confirmation message and no further messages, unless you opt back in.
